Ordinary dirt on glass is easy. The problem in Central Texas is hard water, and it arrives from the irrigation system rather than the weather. A sprinkler head that throws spray across a window leaves mineral rich water sitting on the glass in full sun, and what evaporates is the water, not the minerals.

Those deposits go through three stages. Fresh, they wipe away. Left to build, they bond to the surface and need a dedicated mineral treatment rather than soap. Left long enough, they etch into the glass itself, and at that point no cleaning restores it because the damage is physical. The pane has to be polished or replaced.

That progression is the reason we would rather look at spotted windows sooner than later, and the reason it is worth checking where your sprinklers are actually pointing. Adjusting one head is cheaper than a window.

The cleaning itself matters less than people assume, but there is a right way. A squeegee with a clean edge and the correct solution leaves nothing behind, while spraying and wiping with a cloth mostly redistributes the film and shows up the moment the sun hits it. Screens come out and get washed separately, because putting a clean screen back is half of what makes the window look right.
