Why limestone and Hardie plank homes get dirty differently in Austin

Drive around the Austin area and you will notice the homes fall into two rough camps. Newer construction leans heavily on limestone and stone. Older homes are usually clad in Hardie plank, the fiber-cement siding that has been popular here for decades. When it comes to keeping them clean, those two materials behave in almost opposite ways, and knowing which one you have changes how the job should be done.

Limestone is beautiful, and it is also porous. That porosity is the catch. When algae or mildew is left to sit on limestone through a Central Texas season, it does not just stain the surface. It works its way down into the pores of the stone and roots in. Caught early, it lifts cleanly with a gentle wash. Left too long, it becomes far more stubborn, and in the worst cases the discoloration soaks deep enough that it never fully comes back. That is the honest reason we would rather see a limestone home sooner than later.

Hardie plank is the opposite story. It shows algae faster and more visibly, so a Hardie home can look overdue while a limestone home next door still looks passable. The good news is that Hardie releases that buildup easily. The siding that looks the worst is often the straightforward job, because the grime is sitting on the surface rather than sinking into it.

This trips people up all the time. The home that looks filthy is frequently the easy clean, and the one that looks only mildly dirty can be the harder one if it is limestone that has been sitting for a while. Appearances do not tell you how much work a wash actually needs. The material does.

One thing both materials share: neither should be blasted with high pressure. Turning up the pressure on limestone can etch and pit the stone, and on Hardie it can force water behind the boards and strip the finish.
