What does pressure washing cost in Austin, TX?

Most pressure washing companies will not put a price on their website. You call, you describe your house, and you wait for a number. We would rather just tell you, because the price is not a secret and you should be able to budget before you pick up the phone.

Here is what we actually charge around Austin. A driveway or concrete cleaning job runs $80 to $120. Sidewalks are $30 to $50. A full house wash is $200 to $400. Roof washing is $500 to $1,500. Windows, patios, decks, fences, gutters and rust removal are quoted per job, because those vary too much with access and condition for a range to mean anything honest.

The number that surprises people most is the spread on house washing. Two homes on the same street can be $200 and $400, and the difference is almost never the square footage alone. It is how long the growth has been sitting there.

That is the single biggest factor in any exterior cleaning quote. Algae and mildew that showed up this season lift easily. The same growth left through a couple of Central Texas summers has worked its way into the surface, and on porous materials like limestone it roots down into the stone rather than sitting on top of it. Same house, same square footage, twice the labor. Waiting does not save money on this kind of work, it costs money.

Size matters too, and it matters more than people expect on concrete. Driveways in the newer subdivisions north of Austin, especially around Georgetown, were built with long wide approaches. A driveway like that is genuinely two or three times the surface area of an older in town driveway, so it lands at the top of the range or above it. We would rather tell you that when we quote than surprise you at the end.

Access is the third factor. A single story ranch with clear ground around it is straightforward. A two story home on a hillside lot with landscaping tight against the walls takes longer to set up and longer to work safely, and the quote reflects that.

Roof washing sits in its own category and the range is wide for a reason. It is the highest risk work we do, it has to be done at low pressure with the correct solution or it strips the granules off the shingles, and the price scales with pitch, height and how much growth has taken hold. Anyone quoting a roof cheaply is either not accounting for the risk or not doing it properly.

A few things that do not change the price. We do not charge more for weekends, because we work seven days a week anyway. We do not charge a travel fee inside our normal service area. And we offer a discount for seniors and elderly homeowners, which is worth asking about when you call.
